When a builder decides to downsize to a condominium apartment, you can bet it won’t be typical on any level. Having the opportunity to plan-out the space before the structure was built allowed two units to be combined on the top story. A spacious, luxury home is the result.
As empty nesters, these clients didn’t have to worry about having multiple bedrooms so the space features a large, open principle space for friends and family to gather. The center entry separates the private from the public side of the home. The hall to the left leads to the ensuite bedroom with its own walk-in closet and master bathroom. A separate guest room features its own full bathroom. Turn right and you’ll see the space open up before you.
Construction is well underway. We can see the layout taking shape.
Before the walls go up, you get a last chance to see sightlines and make sure the electrical, plumbing and HVAC are properly placed.
The entry sets the tone for what lies ahead. Original artwork and gorgeous lighting is a treat for the eyes.
The hallway to the right connects you to the open concept living, dining, kitchen, lounging and bar area.
The mirrored closet doors are hiding a secret room.
The left side of the closet is indeed the hallway closet. The door on the right takes you into the owners personal mudroom and laundry room.
The homeowners requested a secret mudroom/laundry room at the entrance as a throwback to their former home’s mudroom and the practicality of kicking off footwear and coats informally.
One of the first things you see when you enter the spacious open concept room is the kitchen. Modern cabinetry in white marries well with the solid maple island in a medium brown. Built in cabinetry and appliances give the space a sleek, look.
The live edge of the solid maple table is a natural counterpoint to the modern cabinetry.
The waterfall detail of the Cambria quartz countertop marries beautifully with the natural wood cabinetry.
The main seating area in the foreground shows the depth of the space. The bar area on the left, offers bar height seating.
Surrounded by windows, the main seating area is bright and inviting.
A cozy lounge area sits just off the dining table, taking advantage of the natural light that pours in the south facing windows.
The servery acts as a beverage station, so guests and visiting family can help themselves. The waterfall edge is repeated but in a different quartz patter and colour.

The custom wall covering evokes an ocean theme making this one comfortable guest room.
The serene blue theme of the guestroom carries into the guest bathroom. The wood themed porcelain tiles in the shower and gorgeous floor add to the natural essence of the guest space.
The side tables are mounted to the paneled wall giving the sense thy are floating in place. The headboard pattern was custom made and included the frame for the king-sized bed.
The master bedroom is a study in modern comfort. Clean lines and symmetry give way to cozy seating and a scrumptious bed.
A coffee bar is set up in a comfortable corner of the master bedroom suite. Refrigerator drawers provide cold beverages and the coffee maker tucks away when not in use.
The master bathroom is perfectly designed for the homeowners. Foregoing a bathtub, the homeowners are happy with their large steam shower. Access to the walk-in closet is from this room.
The Master closet is a true luxury space, right down to the LED lights that illuminate each cupboard and the elegant chandelier.
